So is a skate park a good thing or bad?
It's anice amenity for the kids, but will it attract a bad element hanging out?

amazingly my tenant with the hi credit score left his old place of 10 years beacuase the landlord would fix the sink. This tenant has been great and his last landlord was an idiot not to fix the sink. Not only did it need to be done anyways, but he lost a great tenant.
I really hope that karma thing plays out.

Me too! Well, I must tell you that it really is nice to know that not all landlords are evil spawn from hell! hehehe. Sheesh, I would have given anything to have a landlord like you Shoot, we'd still be living there now!
I'm sure you have your own horror stories about renters to share! But at least I know that my family would've been -- at the very least -- appreciated by you as our landlord.
It's been a pleasure to meet you...
Sunny

When I was in Boise area looking for homes, all the bad news on local tv was coming out of Caldwell & Nampa. I asked my realtor, she said she couldn't ethically comment on the safety of an area, just urged me to watch news. I got educated.
I'm here now in Post Falls (Northern Idaho) and love it!

Sunny I think you would be a good renter for me. Fair expectations all around for both of us.
Nirky, how long ago did you look and where was your realtor based out of?

yes caldwell is that bad.
I actually live on the border between nampa and caldwell. One of the new developments over 2300sf. I've had 2 police officers tell me they would move if they lived where I do.
I've had 2 four wheelers stolen out of the trailer (we had just moved in and were finishing putting up the fence.
My cars have been broke into multiple times. They took my wallet, ran up credit cards, made electronic charges to my checking account, and used my id to cash checks stolen from someone else. They also took off with 12 parenting cds, 6 toddler tune cds and 6 country cds, I hope they learned something from the parenting cds. lol.
In seperate incidents, my dh's cell phone was stolen, and then they stole the ashtray out of his truck (he was using it to hold change).
The elementary school is so bad that after 2 months of telling them there were 8 kids physically assaulting my son daily AND confessions from the students saying they were doing it, his glasses were broke and the schools response... if it happens again we might call their parents. We now do homeschool.
There have been nice people here. but. Be very security conscious and either do charter schools or private schools.

California Highway

Sorry to here about your rip offs, that sucks. I've talked to people that live right on that hwy 55 "California highway" area and have been told that even years ago you would get big ticket items be gone and down the 55.
The area between Nampa Caldwell has grown over night. The big problemo is that California investers are buying homes and renting them out. Simple as that. I know if Hubble gets wind of this they hault the sale, or they say they do.
Buy a weapon, watch your kids, keep to yourself. oh, the charter schools are great. They put up with no crap from unruly kids.
This area is great, take a drive through a mobie home park near the Creek some time. Drive fast if you want to keep your hubcaps.

You can spend all your money on law enforcement to arrest the kids when they make their own fun or you can give the kids something fun to do.. Either way you're going to pay but which do you really want to pay for :-)
Build the skate park, raceway, water slides, whatever keeps 'em busy.

I live around Ustick & Montana & personally have never had anything happen, there was a couple of shootings, the other end of the subdivision, but we live in a culdesac, which is very quite, have a Caldwell Cop living next door, so that probably helps. The only problem I have w/the neighborhood is all the kids that refuse to use the sidewalks & the parents who don't keep the little ones from darting in between parked cars. My husband & I have lived here for 2+ years & really like our neighbors, everyone is easy to get along with. Hope this helps!

I am not saying that living in Caldwell is the greatest, but it's not bad. Other places to try are Emmett, Middleton, Star, and Kuna, if you are looking for small town atmosphere. For renting you'd be better off in Boise, Caldwell, or Nampa.
