Far more expensive than anywhere else in the Boise area.
If you're looking between 4th and 21st, figure at least $300k for a 2 bed / 2 bath house. There may be some exceptions... but there are reasons for that. For the most part, you're going to be in the higher $300-$450k range. It gets cheaper as you go further west, and somewhat (a little) cheaper as you head up the Highlands or to east Boise.
There are plenty of other places in the Boise area where you can buy 2-3 bedroom homes for less than $150k. You're just further from the river, Greenbelt, foothills, and downtown.
It's just kind of the way it goes.
We've been trying to buy a home in the North End for a number of years, but when it became realistic for us to do so, we started to realize just how little we're getting with our money, mostly for esoteric things like "charm" or to be walking distance to the Co-op or Camelsback. Instead, we ended up 10 minutes outside the North End, with a bigger, newer home, bigger lot, a garage, and still biking distance to the foothills, river, and downtown.
Hi vandals, thank you for your answer. I liked the idea of walking to downtown but I think I'm priced out a bit. What is this area you are describing that is 10 minutes away, if you don't mind me asking?
But there's areas south of State St., west of 27th; SE Boise near Boise/Broadway; the Bench off Vista, and the neighborhoods near the Fairview/Orchard intersection.
