My wife and I will be retiring in a couple years & have been looking at the Boise area for our retirement years.
I have been looking online at many houses for sale in the area, and have been utterly amazed at the many many houses I have seen that are less than 20 years old and have already had the roofs replaced. Many as new as 10 years old! Where we live this is totally unheard of. Would the reason be for the many roof replacements on what I consider to be newer houses, be due to the Idaho weather, or just the way houses are built in the Boise area??

Many of the houses built in Boise area over the last 15 years are cheap construction (CBH, Hubble, Etc.) and cheap houses have cheap roofs.

It's fair to say that roofs don't have it easy in Boise. The sun wears on them very hard and temperatures in any given year range from below zero to over 100. My house was built in 1990 and the roof made it up until we bought it in 2012. We put "lifetime" architectural shingles on it, and we'll see how they hold up.

I recall several neighbors saying there was a bad hail storm a few years ago that damaged many roofs. I don't have any specifics as it was before I moved here, but that's what I've been told. And yes, they do tend to use cheap asphalt shingles in new construction. I went with concrete tile as I'm retiring and didn't want to bother with a new roof in a few years. More cost upfront, but I think it's worth it.
