Just curious as to a ballpark figure for construction cost of a detached double car garage versus adding on an attached garage in the Caldwell area. My husband would rather have an attached garage, but I think detached would be cheaper. I found a house I love, but my husband doesn't like that it has a small garage. There is plenty of room on the site to add one.

I think it would be easier to find a house we really like and add a garage rather than base the decision on just the size of the garage when I don't like much about the house to begin with and would be ripping out and redoing a lot of it to get it how I like it.

We are hoping to move out to the area sometime in the next year. And I just want to get some ideas about costs at this point.

The quick answer is "It depends". In new construction homes, it is much cheaper to have the build add the additional garage space when they are building the home. You save the cost of two adjoining walls this way since they are just omitted when attaching it since the original outside wall would just move over to new outside area.

In resale, a lot would depend on the roof truss designs. You don't want to create an area that will trap snow or water so the existing roof will be a huge factor in cost to add to it.

One thing to be concerned about is the added value for the new 2 car garage might push the value of the home over the top of the average for the community so that would hurt you on resale. If that is the case, it is better to buy in an area that would warrant the increase in value.

I have not priced out a detached 2 car garage lately so I won't guess at the price. I know when I priced out building RV shops that were detached the prices for the same spec'ed building varied greatly depending on builder. Shop around before you commit.

It's going to be cheaper to build a garage than to remove a wall and remodel a kitchen inside the house,

But costs? Do you want it to match the house? Is a pole barn OK? How big? How tall? Concrete floor or gravel floor? How many things do you need to place inside? Does the ground need to be leveled? Will the foundation go through rock?

My son had a 32 ft X32 ft pole barn with 16 ft tall roll-up doors with garage door openers. Concrete floor, 110 and 220 electricity. It was about $30,000. That doesn't mean you could get the same for the same cost.

I suspect that it is going to be cheaper to build free-standing than to attach to the house. Third option is to be close to the house and have a covered walkway between.

You can check the Tough Sheds website for detached garages and see what they charge
for specific sizes from base to painted. That would give you a ballpark figure. In some
cases the RE agent might be able to recommend a company that builds attached and
detached garages.

It depends a lot on the type of structure you build. Stor-mor likely has some kits that would run on the more economical end of the spectrum. I have one of their sheds for equipment and lawn storage and it's fine for that, and I imagine their garages and other larger structures are of a higher quality. I also have a 24x36 shop that cost the previous homeowner $40,000 to construct, and he built it over 20 years ago. But he built a really nice structure - 2x6 exterior studs, 18' high ceilings, insulated and finished/painted drywall inside, matched to the house outside, pellet stove heat, extra thick concrete slab, 18' wide covered storage on one side, two insulated garage doors on different walls, 110/220 electric, etc. I don't know what a duplicate building would cost today but I'm pretty sure it would be a lot more than $40,000.

So really a lot is going to depend on how nice you want and how much you want to spend.
