Info on Hillsdale Estates in Star Idaho
Does anyone have any info on Hillsdale Estates in Star Idaho? We are being transferred from out of state to the Boise area. We have toured Eagle and Star and really like the Hillsdale Estates sub. However, we are curious about why so many homes are for sale in that sub. Also, we'd like to hear the pro's and con's of this sub if someone already lives there or knows someone who does.

Hillsdale has a lot of upper end homes, so the price point that several of them fall under is in a range that many buyers can't qualify for, hence many listings, that could be one reason. I did some digging around and pulled the HOA website. Have you looked at their website? My guess is, there could be a water problem???? Look at the delinquent dues, 8 liens on homes and $22k+ in delinquent dues. If you're working with an agent, make sure they check the title for any liens. After searching around on the website, I can't help but ask, is there something going on with the water situation out there? I haven't worked with any property in that subdivision as of yet, but, those are some of the concerns I'd be looking at for my client. Also, seems like owners have to pay a separate fee for water??? How much is that? And what's this I'm reading about water pressure issues......looks like they're on a "shared well". Hmmmmm...

Thanks, Torrie. We are going to be in Boise next week. Would you like to show us around? We are interested in Eagle and possibly the area east of Boise. We think we will be in town on Tues, Wed, maybe Thursday. Depends on the weather, as we are driving from Calif. (SF). We are interested in price range of $350 to $450k. [MOD CUT]

There was a new-ish sub in Starr that sounded like it was in real bad shape... was it Hillside? New buyers complained that developers prety much just split when real estate markets tanked. Aparently they had left some of the common area's unfinished, and quit building spec homes... from what Torrie said about liens and such this may well be the sub... Starr aint that big.

I have some friends who recently bought a home in Hidden Springs. If you want to live in Star you might like Hidden Springs because it is out of the city, just over some foothills from Hill Road and Downtown, but not as far away from Boise as Star is. It is a really nice development, which has won some smart growth awards and has a tiny town center with some ammeneties, but it is kind of spooky in a good way out there. Most of the homes have the old vintage look and the area kind of looks like a new home version of the North End.
I believe it is about 5 miles from the city and you drive over a small foothill pass and descend into the little valley where the homes are built.
I noticed there are some new townhomes/or condos that have been built. You should ask Torrie about Hidden Springs

An old college buddy of mine just moved his family out to Hidden Springs, his description sounded like one part "Pleasantville" one part "Stepford Wives"... Odd place but he seems to like it.

That's a different sub, I think I know which one you're talking about....the name eludes me right now.....you're talking about the one that was on the news and in the paper, right? Shoot, can't remember the name.....but yes, it was in Star.

Yeah, it was the one in the news... then again there was another on the news in Starr that kept bringing modular homes into a sub that the neighbors all though was stick built only... could be the same one, don't know for sure.
