Okay, we are getting closer to our big move off the rock. We are a bit scared about leaving the warm sunny weather and beautiful beaches/scenery that we have been around for years for the mainland but financially we just have to. We have been researching the homes in the Boise area and we are curious as to why the prices for brand new homes with 4+ bedrooms in nice communities are soooo cheap? Looking at these homes for around $250,000 is crazy to us. Even many of our friends had no idea that homes in Boise were so inexpensive. Now I'm sure if we looked in Iowa we could find cheaper homes but we are definetely not moving to that area of the country.... But having looked in Oregon, Washington, California and even parts of New York (where we have family) the prices are soooo much higher than Boise??? We are trying to stay on the west coast or at least close to it and everywhere else but Boise has homes that are too expensive for us.

Its a point of view on were you live in the United States. People I have talked to from Oklahoma and Texas think Boise home prices are outrageously high priced.
Prices on homes have dropped considerably due to the mortgage crisis/economic situation, they are very affordable here which is why so many are drawn to Boise-Metro. You're probably coming across some homes that are short sales or are bank owned and that's why you're seeing such dynamite deals. This is a great opportunity for you, so enjoy!
The cost of living is low compared to different areas around the country, but so is the pay. That's why so many of us have recommended people secure employment before coming, so they don't get in a pickle.
There are always reasons why homes are so cheap and there's so many of them on the market.
Here, right now, it's primarily the job market. As mentioned earlier, be sure you have a steady stream of income if you're coming here. Don't be surprised to learn most jobs pay between 25,000 - 40,000 a year. And not only that, but these jobs are also extremely hard to come by. We had over 100 applications for our last opening (lady had to leave because her husband couldn't get construction work anymore). This job paid 12.00/hr.
This is a great time to buy in Boise. Half the houses on the market are bank-owned, and the ones that are not must slash their prices to compete. I just bought my house last Friday for $340K, but it is insured for $430K because that's what it would cost to build it from scratch. It was the classic gold rush in Boise- over the past few years, lots of new houses sprang up overnight but when the market crashed, a lot of them went unsold. I guess that coming from a place where land is scarce and heavily protected, this type of market will be foreign to you. The bottom line is, if you can find something you like at a price you are willing to pay, be happy!
Like said before, many reasons, another reason not mentioned is that areas (such as Meridian) had a huge new-home construction boom..then the housing bubble crashed so lots of builders own spec homes (and some vacant lots) that they are still carrying the note on waiting for them to sell..so they slashed the prices on them- I've also seen a lot of more new homes turned into rentals just so the builders can continue to carry the note on these homes. The market is still trying to right itself in our area, like most of the areas in the country, so like its been said many factors lead to final result...cheaper housing prices here as compared to other areas.
The houses in Boise are alot cheaper than most on the west coast but if you like warmer weather you might want to check out St. George, Utah as well. The houses are about the same price there and it is really pretty. St George was voted number one for most secure places in the US with under 150,000 pop. Plus it is really close to Las Vegas if you like that type of scene. Not that I would deter you from Boise but I just thought I would give you more choices. We were deciding between St. George and Boise but chose Boise because I like all 4 seasons. Although we have not visited Boise yet, I think it will be a great fit for us. I hope you have a great move and pick the place that is perfect for you.
