Hi,

If I own a house in Boston that is not registered with rent-able space, but decide to rent a room to a friend, can he/she leave without notice and not have to pay the rent due for the month? Can I take him/her to court for breaking a verbal agreement in this case? Is it even worth it?

Any legal advice you are given cannot be given on this forum, it is against TOS.
Do some research and find the rental/sublet rules for your area or contact a real estate attorney or both.

I'm not an attorney so my advice in the legal arena is pretty worthless, but you're going to have a heck of a time proving that you had a verbal contract with your friend. Always, always put contracts in writing.

IANAL, But there is no such thing as a verbal agreement (legally). You have no leg to stand on, you'd just be throwing money away.

If you continue your landlord career, you'll run into a number of times when you end up just absorbing losses. Not everything is worth a hassle or a legal pursuit. If you're serious about room mates, have a signed legal agreement next time.
