The rental market revolves around the September 1st move date (aka Allston Christmas). Some landlords ask for 2-3 months notice to terminate lease, so some people will be serving that notice as early as May. The Sept 1 rentals go very fast, so you should really start searching as early as May or you will find yourself in a tough spot as Sept 1 approaches.

Honestly Feb-March is probably the best time to apartment hunt since it is outside of that sept 1 cycle pressure.

When I rented with one of the companies, we had to tell them in February what are plans were for September. Ridiculous.

Indeed, I needed a place in Feb or Mar suddenly and was actually able to find something relatively easily and without any move-in craziness. I've not been here for September, but it sounds epic crazy.
