Check Craigslist--I think you will find options in your budget. Dorchester probably has more multifamily units, as HenryAlan says above, but Quincy has them too.

Quincy sounds like a good option. The North Quincy and especially Wollaston and Quincy Center stops on the T are the most walkable. Quincy Adams is off the highway and you can only walk to it from one direction so you pretty much have to drive there. All the Quincy T stops have a parking garage, but it's like $7 a day to park.

Check Craigslist for home rentals or more likely a floor rental in a 2-4 family house or 2-4 floor condo conversion.

If you live in Quincy there's a great dog park about 15 min away on the Weymouth/Hingham line called Stodder's Neck.
