My wife and I are considering a relocation to Boulder for all the obvious reasons (climate, outdoors, ect...)...looking for a quiet neighborhood away from CU student rental areas. I know we need to avoid the Hill but are there any other areas that are student heavy?

Basically the closer you are to campus the more students you will find. Draw a circle around campus that extends a half mile and stay outside of it. With the exception of four blocks down from the south side of campus (where the Administrative offices sit)... the houses at least four blocks down near Baseline and past start to get pricier and nicer and there are less students here, but you gotta go those three or four blocks to pass the student rentals. If you do that, you'll be fine. Really though, this is a very small area and there are plenty of wonderful neighborhoods in North, South, East and central Boulder to choose from. As far as specific neighborhoods outside of that, that will dependent on your requirements. $ for house, lot size, schools and other general likes and dislikes. Hopefully you're planning a visit soon if you haven't already to familiarize yourself with all of your options.

I'll add, there are students everywhere in Boulder, as it really isn't that big. However, Idlewile is correct, most live very close to campus, particularly the undergrads.

Would you consider moving into a nearby locale like Longmont, Niwot, Gunbarrel, Jamestown, or Broomfield? All are within 15 minutes or so of Boulder and all are much cheaper than Boulder.

We are set on Boulder. Our monthly rental budget is $3000-$4000 and current inventory in our price range seems really low on craig's list. Is there a time when the inventory picks up a bit?

You might want to wait until the summer months then when CU lets out if Boulder is your place.

Summer is indeed the best time to find a rental in Boulder, but don't let a landlord rope you into a lease that ends on Aug. 31st (they like to do that), otherwise you may find yourself looking for your next rental at the worst possible time of year.

Even worse, they often want leases to start/end August 15, to coincide with students returning from summer break for fall semester.

Is this seriously how high renting prices are in Boulder. I mean, I'm sure you're looking to get an amazing place, but JESUS. 3-4k month will get you a decent flat in Manhattan.........

I'm confused.....
