New construction Broomfield - Erie - Anthem
We are going to move to the Broomfield-Erie area. We would like a new home.
Erie seems less expensive than Broomfield but Broomfield seems to have a better location and a better school district ( and for the resale?).
We saw Mc Kay and Anthem Highlands in broomfield and were a little worried about the location of Anthem ( near the highway 7).
Please help us, Erie or Broomfield ?...Anthem Highlands or Mc Kay ?...

Please see the real estate prices in my post on this thread. I think Broomfield's main advantage is its location. It is considerably closer to Denver. That alone should help with resale. Not everyone has a job they can easily commute to from Erie. I wouldn't worry too much about the school district. There have been many discussion on this forum and others about the "best" district. There is a thread on the Denver forum about it. You can also search the forums. There is more choice in Broomfield. There were 37 real estate closings listed this week; Erie had 3. Broomfield is larger and more diverse. It offers more services. That said, some people just love Erie. It is full of families of small children. It really is up to you. Either choice will be good.

I don't drive it very often any more. Ironically, we were just on it yesterday (Sunday), and it wasn't bad. Hardly any traffic at all. I would imagine there's quite a bit in the AM and PM rush hours. There is also an on-ramp to I-25 on Highway 7 in Erie, so that increases traffic.

traffic on highway 7 is not bad at all. i travel it quite often. rushhours usualy have the worst of it, and traffic usualy goes 55-65mph.

The part of Broomfield that you're looking in (the new Anthem) is practically in Erie anyway, so it's really the same. The Broomfield name is confusing since it's only "technically" Broomfield -- very far from the original Broomfield. For schools, you have St Vrain (Erie) versus one of the Adams County ones for that part of Broomfield -- I'm not sure there's an obvious advantage there. You're probably thinking that since this is "Broomfield" this will be in Boulder Valley SD, not so. You have to be west of Sheridan for that.

tfox is correct. Some of Erie is in BVSD (the portion in Boulder Co). Also see above like for my take (and some others) on the school situation in CO.

The best way to narrow it down is to walk the neighborhoods and talk to people...ask them about the area and the schools. Also check the stats on nearby schools not just schools in Broomfield. The area is huge.
We also looked in the Anthem and Mc Kay developments. We ended up buying across from Anthem and 7 in Vista Ridge. We just loved the area and what it has to offer. If your planning on staying in your new home awhile, I dont think you'll have to worry to much about resale in either area. Best of luck!

Anyone have info on St. Vrain schools? Also, since I'm from out of town, is the intersection of the 25 and the 7 a decent area, or what's it like? Just wondering, I'm researching homes all around Denver. thanks!
I'm wondering why you get much less in (say Highlands Ranch and/or Parker) than you do closer to Denver, in that Broomfield/Erie area?
