Can anyone give me an idea how rush hour traffic will be in these areas? We are also looking at Louisville and Laveyette but the prices seem to be higher and the homes are a little older. Any information would be appreciated.

I've never done the commute exactly, but I have driven from the north many times. The real crush of traffic starts at around exit 240 and continues from there. I think you should probably expect at least an hour, but it could be a lot longer. In non-rush hour, more like 40 minutes.

To tell the truth, I think Frederick/Firestone people are commuting to Boulder, Longmont, Interlocken, Broomfield, Westminster, etc more than they are to to downtown Denver. That would be a long commute. Have you considered northern Thornton/Westminster/Broomfield? They would be a LOT closer to downtown Denver.

I was kind of thinking the drive from Firestone/Frederick would be a little too far from Downtown. We are also looking at the Broomfield area. I'm not quite sure about Thornton, housing prices look good but we have heard some bad things about that area.

You can drive from Firestone/Frederick to downtown in 20 minutes during non-rush hour. I've heard that there is a lot of traffic coming in that way, and it usually bunches up around 104th southbound in the morning. When I need to go north from downtown during afternoon rush hour I jump on the HOV lane and pay the toll.

I did a Mapquest search from Frederick to my old office in downtown Denver, and it estimated 30 miles and 36 min. To drive 30 mi in 20 min would require driving 90 mph average. I would think 36 min would be minimum. Max. could be much longer, depending on a lot of factors.

I've done the drive from Erie to Thornton quite a few times, usually late in the evening or on the weekend, and the traffic was even pretty heavy then. I was traveling to the Thornton area from Cheyenne, and it was around Erie, or a little south of there, where the traffic started to bunch up. During those times I've made that drive, the traffic still flowed fairly quickly, probably averaging about 55 to 60 miles per hour, but it was a lot slower than the 75 to 80 they were doing a little further north. There was some construction along I 25 in the Northglenn and Thornton areas at the time that probably contributed to the congestion, too. It was still a ways further to reach downtown from where I got off the freeway, so I think you would find that the drive would probably take around 45 minutes on a good day, to much longer than that on a bad day.

Default Erie Village a great place to live

I live in Erie Village and highly recommend it. It's architectually unique, only 4 miniutes from I-25 and E-470. 30 minutes to Denver, 15 to Boulder. Every home is within 5 or 6 houses of parks, trails or openspace. The mountain views are stunning as are the foxes, horses, owls, blue herons, eagles, balloonists that you can see frequently. The social committee hosts events for all, or for just men or just women. They have Halloween and Christmas parties. You can get a home for $350,000 and up. Check out 1314 Washburn St. It has the best Backyard in the community.
