Hi,

I'm interested in buying a 1200 sq.ft. home in the Dutch Creek Subdivision of Louisville, but there aren't any on the market right now. Does anyone here know anyone who is thinking about or open to selling a home of that size in that subdivision?

Why are you limiting yourself to that subdivision? There are many other nice subdivisions in Louisville with 1200 sq ft homes.

Because it's the only subdivision with houses in my price range. Everything else is too expensive.

I think you could find a house in Hillsborough North or West in your price range as well, also some of the neighborhoods I'm not as familiar with. I guess I don't understand how you know they are in your price range if there are none on the market.

I'd be happy to keep an eye for any new listings in this neighborhood. I sometimes hear about listings coming on the market in my office.

Louisville has the highest absorption rate of any City in Boulder County. Typically 20-25% of each month's inventory is sold. Tough to find something there without additionally restricting to a specific subdivision. And once you do, you seriously have to act fast.

If you are serious, the following suggestions will help you:
1. Post a "wanted" ad on a 3x5 card in the community center/gym, if possible.

2. Consider slipping a "wanted" flyer under the doors of property you might like to buy (use the tax assessor site to narrow this down). Be sure your flyer is clear that YOU are a buyer not a real estate agent marketing yourself.

3. Get yourself setup with listing alerts from a real estate agent, specific to that sub division. The MLS lets you choose subdivisions so you won't be inundated with emails for property you don't really want.
