Getting permits can be slow unless it's an emergency.
Getting vendors to do the work is even worse. I have a person who is reliable but now charges twice what it should cost to do general repairs and painting. So you pay when you need it done fast. My roofer, who is well known in Brevard, is fast to respond, but slow to start the work, even after preparing for a flashing job. It's just a Florida thing I guess. Time is not as critical.

Just throwing my two cents in here. We moved to Merritt Island 6 weeks ago and love it here. It's simple, it's not rich, but you can afford a beautiful house still and be ten minutes from the beach and ten minutes from Cocoa Village. Our backyard is also like a park with fifty palm trees and a lovely pool. It's hot but I like the heat.

My biggest issue is the bugs, we haven't figured out to manage the no see ums yet.

Screened in room with no see um proof screening (very fine mesh). Unfortunately that is a downside of the area with a nice lush backyard. Hard to use this time of the year without a screened in room.

My sister lives on Merritt Island. She and her husband have a really nice home in a great neighborhood. But what always surprises me every time we visit is how often you will find a 500k property right next to a 60k property. There seem to be a number of very run down properties all over the place. Then, down the block, multi million dollar properties. Where I live that almost never happens. Strange.

Not sure there are any $60k homes left on Merritt Island. But you will find money coming in and re-doing a nice property on a good block, especially if on or near waterfront. Kind of indicates an improving of the area in my opinion.
If you find a 60k or even a 90k home on Merritt Island, please do let me know. That would be a bargain (assuming it's not a mobile home or a shell).

Yes basically a lot for sale, but also in an area that had smaller older homes that is now changing. This area, like many that were either old or neglected, are being purchased and rebuilt to what most people want, newer and larger homes.
