I'm trying to help a person move to the Melbourne area from Colorado due to a job transfer. She has a two year old eviction that has since paid in full, but it's still on her record. I've rented to her as well as mentored her for > 1.5 yrs. with no late/missed payments and she has kept her place in great condition. She is not an eviction risk. We've called so many places with no luck. Does anyone have any suggestions? Single mom with a budget of 800/mo. Has a solid job and will have a pay increase three months after transferring to Florida. Looking for someone to give her a hand up. Thanks!

Will she be able to fit the usual move in requirements.
1.Proof that she makes 3 times the rent?
2. First, last, and deposit?
3. Does she have a car?
4. $800 is sort of low for here so might have to be in not such a good area or complex.
5. Have you looked at local ads in newspaper ?
6. Maybe an older mobile home

8. Maybe stay in a home away from home until she gets the raise so she can look at places and talk to the management or owners to show she will be a good renter.
9 Also people here usually suggest pay 6 months in advance to insure the landlord?

Default Which apartment complexes or private owners will work with someone with an old eviction?

Yes to 1-3. Are there some areas to steer clear of? She has a 20 month old, so safety is important.

We'd likely have something for her, but it'd be in the Cocoa/Rockledge area, not ideal if her job is in Melbourne. (Though, I have tenants who work in Orlando, they don't seem to mind commuting and are staying with us as our rents are really competitive.)

I agree with Rabflmom that $800 is quite low - when you mean it's "her budget", is that her total budget (including all utilities)...?

I think $800 a month will be tough unless you sacrifice location, which may not be good with a child. Likely no house at that level.
Personally, I would want at least six months up front, if I was to rent to a previous eviction recipient. But with my experience, I would likely pass for someone with no eviction history.
