Property Tax Calculations
So I have been trying to figure out how much of a difference in property taxes there is between Clarence and Lancaster and visisted the county websites.. Town of Clarence NY Real Property Tax , which has "real property tax search". My question is that values represented here, are they from Jan 2010 to this current month, or do they represent property taxes for the whole year of 2010.
For example if you input a certain street name, it will say total taxes paid $4000 and total levy $4000, so what time period does this value represent. Trying to get some info., on some real value figures of how propety taxes differ in different areas.

Town of Lancaster, New York
You can get it for Lancaster as well. go to the town site and it is in the upper left corner.
You also need to remember Clarence charges garbage collection and other things Lancaster does not.

If you go to the Erie county real property website you can enter in the address or the owners name, and see exactly what they paid for taxes, and if they had paid it on time for the past ten years.
The taxes are annual property taxes.

thanks a lot for recommendations. I realize now that county taxes and city taxes are added up to give a total of around $6000 per year whether its lancaster, amherst of clarence.

jblake - awesome link. Now you have me wondering what makes the Village of Sloan so special that you'd pay almost $7k a yr in taxes on a $150k house. That is insane! From what I can remember, Sloan was rather dumpy... Maybe I'm wrong or maybe it's changed in the past 10 yrs, but that is what I remember

It's because with villages, people pay the village and the town tax due to the services they get. That's why I don't get why villages don't either become boroughs like PA, cities(if they are big enough like Kenmore) or just dissolve(i.e. small villages within a town of the same name).

I understand the additional village tax as I lived in the Village of Williamsville for many years. I guess I was taken aback by the amount being paid to live in Village of Sloan.
The cost structure is so out of whack in WNY. If I'm paying $7k a yr in taxes to live in Sloan, some village employee better be mowing my lawn weekly in the summer, shoveling my driveway in the winter, picking up my dry cleaning for me, etc, etc, etc. Sheesh!

WHY would anyone pay $150k for a house in sloan AND 7k in taxes is beyond me - that's stupid ... downright stupid ....
hey I like sloan btw - but every town village has its price ......
