Thanks so much--also just wondering, snow was brought up and how likely is it to be stranded/stuck in your car driving in the snow commuting to/from Downtown to Orchard Park? And as far as price ranges of houses--(I am coming from DC) what is considered the norm for a nice house in safe neighborhood in O.P, Clarence or Amherst/E Amherst? Is it in the 150-200k range or more like 200-350k range? I am just comparing to the DC area that if you want a decent home in a good school zone it is in the 500K-600K range (not taking into account townhomes or houses further out of the city). I just want to know that we don't settle for something due to reverse sticker shock and get taken to the cleaners.

My wife commutes from Hamburg to Kenmore/North Buffalo & has never been stranded or stuck. In the worst weather the 1/2 hour commute can take an hour or maybe even 1.5 hours but even that is rare. It snows a lot here but big storms aren't as common as people from outside the area believe. I think we've had 2 storms this year when the total snowfall exceeded a foot. The last 2 winters have been much worse at my moms house in suburban Baltimore than they have been here.
