the bordering nothern suburb of buffalo is called Kenmore. it is one of the nicest places to live around buffalo.
go up delaware ave to where delaware rd meets it at the courthouse. it almost looks a little like long island there but the houses are dirt cheap compared to LI/ a little more north is tonawanda and north tonawanda. you'll find the best shopping along sheridan blvd near niagara falls blvd and north.

Even tough Kenmore is nice, and has small town qualities, I think it is to close to the city, for what the poster was looking for. That is also why I withdrew Amherst.Kenmore does have a small town feel to it, while Amherst is much more suburban.

I believe the taxes will be different in each town. But I have been estimated by prof in real estate that it is approx 3% of the assesed value. They also have STAR tax breaks etc.

best neighborhood in Buffalo
The Elmwood neighborhood of Buffalo is by far the best neighborhood if you don't want to live in the 'burbs. It has blocks and blocks of shops, restaurants, etc. Great architecture, Olmsted park system near-by and friendly neighbors. A walkable neighborhood close to downtown.
Also pretty affordable when you think about this kind of neighborhood in another city.
My fiance and I lived in Elmwood on Bryant Street for 3 years before moving to Florida (big mistake!)

I've heard wonderful things about Elmwood.
How far out from Buffalo would you consider? Fredonia is around 45 min away, and it's a wonderful little town. Reminds me of a New England town, has a village green in the center of town, a quaint Main Street. It's a college town (SUNY) surrounded by farmland.
