Anybody have any thoughts on Leroi Batavia or Middleport? I need to be within 20 minutes @ 40 mph to a Wegmans and major shopping, would like to be on a an acre or two, 2800 sq ft newish colonial, landscaped, gentlemans farmish, not in a subdivision, but preferably not next door to a trailer park or some weirdo with a blind barking dog that eats dead cats out of his pickup. There are some really tricked out houses along the lake in Wilson and Olcott but it get so damn cold there in the winter, and it feels very remote. taxes are too high in Amherst. Clarence - love the hollow, rarely any houses come available. And it is pricey on any land.Love Lockport area - taxes again..killer.
Love Lewiston, Porter, Youngstown but..too many old small houses, the ones on land or with a view are way overpriced.
Can get more bang for the buck in the smaller towns like Leroi, Middleport... just don't don't want to end up being in a town with no services or things to do. Anybody live in those "other" areas or have any ideas? Thanks!
I'd recommend anywhere along the Niagara County shoreline from Youngstown to Barker. However, it sounds like you don't want to pay the high taxes of Niagara Co. Can't blame you on that.
There is spotty demographics in Orleans and Genesee County any way you slice it. There are nice $200,000 homes mixed with trailers on most major roads of those two counties.
Batavia and points along Rte 5 and Rte 20 near Darien and Alexander get MORE Lake Effect snow. They get the fetch off Erie and Ontario. I personally wouldn't want to deal with the commute given the snow issues.
Niagara County North of the escarpment averages less than 60 inches of snow per year 12buttons. It is also the lowest elevations from 250 Ft above sea level along Ontario to around 400 near Lewiston. By far the mildest weather in all of WNY from a snowfall and temperature standpoint. Wilson has a quick 15-20 minute beeline down Shawnee due south to Niagara Falls Blvd near Wegmans.
Try Hamlin and the towns near it. We have friends there.
It's great for people who work in Rochester and Monroe County. I assume the poster commutes to the Buffalo area. Maybe Brockport which is a solid hour's drive to Buffalo. Even that is pushing it.
I think Batavia has a Wegmans, but not 100% sure. I know it has a Kohls, Target and super Wal Mart along with a Racino and a few great restaurants such as the Red Osier. Quick I90 access to both Buffalo and Rochester about a half hour to each.

Batavia certainly does not have a Wegmans, just a large Tops. Though many wish they did have one. They also do not have a Kohls. Target and Walmart- yes. Kohls- no. And Red Osier is in Stafford, not Batavia.
If I were you OP, I would look into Barre, Clarendon, Holley, Albion up in Orleans County. This is my home area and I'm very familiar with it. Lots of nice places still un developed but within 20 minutes to stores in Batavia and Brockport, including a Wegmans there.
