My only contention to this is that the region's population is static so to speak. If there are areas of Amherst that will see that rehabilitation, it won't be for a while. Outside of one's life cycle perhaps. So you could in theory buy high and sell low within one lifetime. That's all I was suggesting that people moving to the area ought to be careful with. The city is seeing growth in prices and because most areas had completely bottomed out in housing prices, the growth in the city is a greater percentage than outlying areas (although net values will be substantially different). As a for instance, houses that I bought 5 and 10 years ago have appreciated as much as 10% / year. That's a far greater gain than most areas for the same time period (and that certainly outpaces the traditional investment markets). If I were to sell now, I would have little difficulty because the areas are higher demand.

Hello! I'll do my best to add to this conversation. I'm a 22 year old female, and I spent my 4 years of undergrad at University at Buffalo in Amherst. Honestly, I miss it like crazy and I cannot wait to move back someday, if only for a few years.

Amherst in general is a very safe area. I can't say much about the housing market, but for your HS aged kids, I'd say you'll be just fine here. If they are considering college, there are many choices in the area.

Crime is very low, I believe someone has already stated it's consistently one of the safest areas to live. Not "ghetto" at all. When you start getting DT though, things can change.

I really love the culture that the Buffalo area offers, and I feel a lot of people don't give it enough credit. Amherst is a great way to experience Buffalo, as you are driving distance from a Sabres game, Allentown, Elmwood, etc but can go home to Amherst. I can't say enough good things about it. The mall in Amherst kind of is a crapshoot, but the Galleria mall is much bigger and Niagara Falls outlets are close by. There's a lot of good eating and culture in the area. Good for a family!
