I've got friends who live in the Heights. Aside from a bit of petty crime that you would find in any urban area, the Heights are fine (they had a bike stolen from an unlocked garage). You can find reasonably priced housing and you can commute with UB's transportation. Look at the costs and you'll find living there will be much cheaper. I know someone who moved 15 min away from north campus (by shuttle) in the Amherst area and they don't have a car. They are paying 3x what you would in the Heights.

I agree and the South campus is way more walkable with retail and reastaurants right down Main street. (Considering the North campus isn't walkable at all). South campus offers affordable housing, close to the Metro stops, and is way more college like. IMHO you'll do better down Main street than Bailey Avenue as Bailey isn't what is use to be but Main St is just fine.
