You drive into a neighborhood, then see that black people live there then get white-knuckled cause you think are about to carjacked.. or raped... or both.

So going through a middle eastern neighborhood - you think you're going to get blown up? Or that there is FBI raids everyday. are you really this dumb? Like, do people actually think like that ? Cause if so.. wow ! that is hilarious!

Ignore the bigots, they are everywhere... they bring our country down!

re investing in Lackawanna...no one can tell for sure which way things will go, but they did build that new hotel nearby on Route 5, they are moving the tracks nearby also on Rt 5, they are remodeling the bridge over the RR tracks separating the 1st ward (the westernmost part, the lower-income area) from the rest of Lackawnna, and many wind mills are now in place (the wind mills have drawn a lot of attention).

i wonder if something is going on that people are taking such an interest in the place?
like the recent sale of Friendship House (the large property & a smaller one, too, both on Ridge Road in the 1st ward) for something like $700k! (that's what i heard anyway... ) i knew the place was for sale, was thinking it would be a good deal for some investor to pay maybe 150-200k, but then it sold for that outrageously high amount.

so i guess it depends on your interest, what type of business, or if it's for residential. if you are nearby, you should visit the area, during the week, on weekends, day/evening.

oops, re Friendship House I meant near the 1st ward.

p.s.... the Muslims have been in Lackawanna's 1st ward for some 50 years or more, most came to work at the steel plants, so a lot of them speak English and their kids & grandkids were born & raised there.

there are also a lot of Puerto Ricans in the 1st ward. And blacks, and some whites too. It's a mix, and I've been told people feel pretty safe there, eg in most parts walking around after dark isn't a problem etc. It would depend on the exact location. Some people are concerned about the area near the projects, well below Ridge Rd. very close to Rt 5.

Never mentioned black people at all. Go back and read the post. The fact is that "over the bridge" heading towards route 5 on Ridge road, there is a radical muslim neighborhood that gave this area NATIONAL ATTENTION as a breading ground for home grown terrorists. They were all born and raised here and attended the local high school. One of them was KILLED in Yemen by a CIA drone fired missile, that's how serious the feds took it. If it's such a great neighborhood mr. burbs, whay don't you buy a house there yoruself? Lots of places for sale and plenty of FBI agents around to keep you safe. I'm pointing out that the slime real estate agents will try and sell you anything, anywhere. Many, not all but many, are worse than used car salesman.

Just curious where your Aunt lived. Just the street or area. Size of house? Most homes in South Buffalo are selling in the low 60's at best.

its on dundee - perfect home, lots of updates and an inground swimming pool - the home wasnt big at all, but even the basement was finished - i was a little surprised, but many people want to stay in south buffalo and if they are going to stay for life, they want a really nice home - i just sold my own families home (closing today yahoo) for 62k, i sold it in two months and the kitchen needed extensive work, and i mean extensive - if it was in good shape, i wouldve gotten in the mid 70's for it. As an agent, let me tell you if yoru home doesnt sell in 90 days, its not priced correctly, buyers do not want to hear this, but I assure you, thats the truth. My contracts with sellers are for 90 days, if I cant sell it in 90 days, then I have no business listing it - other agents go for 6 months listing - my job is to tell you what your home is worth, if you, ( a client) disagrees with me, then so be it - but it is my job to do so - to tell you the actual truth. Why would i want to low price a home just to sell it?? I would not make as much money, of course i want the home to sell, but not at the expense of my pockets or the sellers

I dont know if they did? but it probably was their home, b/c the pool takes up the WHOLE backyard!!!!! (behing the house) Did you buy anything? and yes it really did sell for high 90's.
