Investment in Erie County(Lackawanna) Buffalo?
What do you guys think? Is it likely to get shot up by a bunch of thugs or burnt down?
Specifically it is on Ridge Road.
Buffalo, NY 14218

Cross street? Ridge has good areas and bad. Personally, I would avoid Lackawanna.

The neighborhood thats between Route 5 and the tracks (west of south park) is a little bit poorer. I don't think its that big of a deal though.

You have GOT to be kidding me! That area is where the Lackawanna SIX Muslim terrorists were arrested after 9-11! It is a Hell hole. Most of LA, NY is and the hundreds of For Sales signs say all that needs to be said. You need multiple language skills to live in the areas you feel are "no big deal". Hope you don't mind the Feds all over the place due to the high concentration of Muslims in the area. Real nice place to live...NOT

Wow, you certainly have a lot of anger. Anyway, Lackawanna is fairly low-er income. Lots of older people live there, and their homes often become rentals once they pass away. As far as the Lackawanna six, well, terrorists seem pretty adept at embedding themselves into an area where their presence wont raise red flags. They took advantage of that quality in Lackawanna, but it certainly could happen just about anywhere. Its not like they are continually finding terrorist cells in Lackawanna. As far as multiculturalism, well, unless you are of Native American origin, I got news for you; YOU are multicultural. People of similar culture sometimes PREFER to live amongst other people of the same culture, simply because it feels COMFORTABLE. I could agrue that there is an enormous concentration of European-Americans living in Kenmore. Does that mean they are hiding something, eh? Probably means that they gravitated to an area that felt most like home, with people who have a similar cultural experience. Talk about having a lot of time on your hands, your accusations are a lousy way to express your prejudices.

I personally dont like Lackawanna as investment area, I grew up in that area and it has nothing to do with anyones ethnic background. Just a few miles away is South Buffalo and that can be a goldmine for investors - people are born there, go to school there, marry and buy their home in the same neighborhood. Of course, as I always say, there are good and bad areas in any neighborhood, South Buffalo included.

Please tell me what areas are a "gold mine" in South Buffalo. There seem to be hundreds and hundreds of houses priced in the $60-70,000 range. Where is the Gold Mine? Everyone I know from South Buffalo now lives WAY South of Buffalo....like 20 miles.

Well you dont know many folks from south buffalo, many of them tend to remain there all their life - they have roots and continue them there. Homes Between McKinley and Abbott and McKinely and South Park, especially doubles are rented out consistently for each unit betwenn $400-$550 each.
