I am planning a trip to Niagara Falls and other places this summer. I am divided on whether I should stay at a hotel on Niagara Falls in Canada (ex: Embassy Suites Fallsview or Marriott Fallsview) or in Buffalo (ex: Embassy Suites Buffalo or Courtyard Marriott Buffalo.) I want to tour both cities and staying at two hotels is not an option. Where would you stay if heading up to Buffalo and Niagara Falls?
Trust me. Stay in Buffalo. There is sooooo much more going on in Buffalo. NF is cool- my wife is from there, but it's only 20 min from Buffalo and when you're done visiting the falls for the day, Buffalo has many more restaurants and ought activities to choose from. You'll be disappointed when you step out the door at 8:00 at night in NF unless you want to go gamble. If that's your thing then Buffalo has a casino too.
If you intend to visit both cities, then staying in Buffalo makes a lot more sense. Niagara Falls is a one day trip even if you do a lot of touristy things around the Falls on the Canadian side. Buffalo isn't a one day trip if you're going to take in the city, especially if you're into architecture or history or if night life is on the agenda. Even if you were to decide to do something else in Canada -- like visit Niagara On The Lake (which I recommend) -- that's another day trip. Buffalonians -- and even lots of people from further away -- visit there in a day. If you're interested in gambling, well, there are casinos on both sides.
Go to Google maps/Earth and look at Niagara Falls, Canada, It's has several new high rise hotels (more coming, including a 72 Floor Hotel) & Las Vegas class casino's, (looks like a mini Las Vegas) then Look like Niagara Falls US, The only Casino & modern Hotel, is the Seneca Indian nation's (they purchased the decaying empty Niagara Falls Convention and turned it in to a casino/hotel, Buffalo has a small metal building for there casino in the middle of a rundown area

The Buffalo casino and the adjacent area has changed greatly in the last 3 years, to the point it is unrecognizable from the time the "metal building" was the only thing there. New casino (and expanding again), expanded Pierce Arrow museum, expanded bars, clubs and restaurants in Cobblestone, apartments completed or in work, Canalside expansion, HarborCenter completion, several new hotels, breweries, Riverworks, etc.

Google maps has not caught up yet, as even areas imaged in 2015 are missing significant changes occurring. Looking at 2013 or earlier images gives no sense of the way things have improved in many areas of the city.

Agreed. There was an article in the Buffalo News recently saying that the area's population of 20-30 year olds has increased significantly, especially in the COB, recently and that it's impacting home prices in desirable areas of the city and in suburbs like the Tonawandas.
