Default Question for people very familiar with Amherst

I am looking at homes on two different streets and don't know anything about either. I lived across the state, so I am unable to do a drive-by.

The first street is Lamont Street,off Bailey and kind of at the center of the triangle of Bailey, Eggert Road and Cleveland HWY. The second is Wilson Road off South Youngs Road right near Erie Community College North.

Thoughts on the areas?

Personally I like the area by ECC North. It's in the Williamsville School District. I also like that it has so many updates in place in it. And being a dead end street is nice as well, it's close to major conveniences as well.

I agree on the updates, but I HATE the yard and the house is smaller than the first. I do like the first house better, esp. the backyard and having extra space in the basement, but like the updates in the second.

Any thoughts on the areas? Is one more safe than the other, or is one just nicer overall?

I dont know which house on Lamont you are looking at, there are three for sale currently on that street.

I prefer the Williamsville home due to the resale value along with the schools, BUT if you love the other one, then go see that one. pm me and I can find out more for you if you like.

Do you have school age children? If so then be sure the home on Lamont is in Amherst. If it is in Amherst then it is in the Amherst Central School Distirct which is a small very good school distirct (I had four kids go through it, one of which ended up on full academic scholarship at Johns Hopkins.) However, it is experencing creeping urbanization. The Williamsville schools are also excellent but it is a much bigger school district (3 high schools instead of just one) and that means you have less impact as a parent.

If the Lamont home is in the City of Buffalo and you have school age children do not buy it unless you were planning to send your kids to a private school.

If you don't have school age kids, then you might want to consider a home in a less expensive school district. School taxes for the Amherst Central SD and Williamsville SD are very high. In Amherst, we have not failed to approve a budget since I have lived her (22 years).

We don't have kids, yet. The house on Lamont is in the Amherst school district. The kid issue is rough. We plan to start a family VERY soon. We think we will move before the kids start school (which makes living in a cheaper community with lesser schools tempting) but it is impossible to predict the future. I'd like to buy a house knowing that I would be willing to live there until kids graduate from HS, just in case.

My husband is a Music teacher, and will teach for 4 years while completing graduate work, so it also makes sense to live where it would be easiest to find a job. I haven't a clue as to where that would be. Any suggestions would be appreciated.

Williamsville, East Amherst, or Clarence higher taxes, but ALWAYS sellable due to the school system......................................anyone here can disagree, but that is a FACT! period, even more than Amherst alone, Clarence might be a good fit for you?

The area near Lamont is busier, and some areas of Amherst near the city are changing. It is Amherst Central Schools and potentially ok, near malls, plazas, etc. My husband has family who live on Emerson ( a few blocks away) ; the neighborhood is changing (older people moving away.

By ECC North is a generally a much nicer area, but Wilson is an odd street. You are hemmed in by Wehrle Dr.( lots of offices) and lawrence Bell Dr. has factories - and the airport is nearby ( think potential noise) and it is near Ellicott Creek ( potential flooding though you'd have to see in a rainstorm or snowmelt)

If you go down Youngs and turn into Lawrence Bell ( left turn) there are offices and there were some small manufacturing firms. That an Wehrle are all business around there. Here is the aerial for it from mapquest. I just put in the intersection of Lawrence bell and Youngs, zip 14221
