Question Niagara, Lockport & Surrounding Areas

We are moving to Buffalo this May bc my fiance got a job in Lockport. We have been looking for homes out of Buffalo. We see there are some homes for rent in Niagara. What areas should I stay away from? Streets names? And what towns should I be looking in? I do not want city, but I do not mind living in town. We need something around $825. We do not see much housing in the smaller towns around Lockport such as Pendleto, Sanborn, Gasport, Middleton, Medina, Wheatfield. Are there rentals there but people just dont advertise them? Do most rentals just have a sign in the yard with a phone number? I know that is how it is here in FL right now. No one even wastes their money to put it into the newspaper. Just need some direction. Anything would help. Thanks

The Town of Wheatfield had medium size apartment complex that I know of. Gasport has single family homes. Contact a local real estate agent in the area.

Hello, also a recent transfer to the Buffalo area so I understand the uncertainty of finding a place when you're far away.
A good resources would be:
Yes, a real estate agent, I can recommend some really good/reliable ones. Actually I have two very great ones that come from Florida themselves. ( I wasn't smart enough to use them when I first moved here.)

The main local paper link is:

One that gets more advertisements though since it's free for browsing and listings:
craigslist: buffalo classifieds for jobs, apartments, personals, for sale, services, community, and events

This area is best to really get to know first hand though. There may be a great neighborhood, but 5 blocks over is a not so great neighborhood. If you can fly up for a week to explore, I would recommend that first. If you can't afford that - do what I did and find a short term lease. I personally find signing year leases without seeing the place extremely dangerous.

From real estate research that I have done, stay away from Middleport in general. I won't explain here.

I grew up in the Lockport/Gasport area. What type of work did your fiance pick up there if you don't mind me asking?

Lockport proper has some nice areas, but also some not-so-nice ones. Do you want to live in town, or a rural location? There are plenty of nice areas with acreage just a couple miles outside of the city. If you like country living and don't mind a modest drive, the Wilson area is kind of nice, right up on the lake. Most of the smaller towns outside of Lockport (Gasport, Newfane, Middleport, Olcott, Wilson) don't really have bad areas.

I can't really recommend particular streets in Lockport either for or against...it's been just long enough since I lived there that I'm fuzzy on the street names. If you find some listings, go ahead and post them...cross referencing to a map will freshen the memory.

Wish I had more to offer as to where to find rentals. They used to have a weekly advertising paper, the "PennySaver". They have an online listing, I didn't see any rentals that looked promising.

BTW, unless things have really changed, you can live very well for $825 a month in that area. Housing costs are very reasonable (to buy)...but property taxes will take your breath away.

Get hold of the Bee newspapers and the Pennysavers. Many local listings are only in these papers. Also, the Tonawanda News. I think there is a Niagara Gazette. You can look for all online.

If you want $825 to cover all heat and utilities, look for a complex. If you don't, that will get a darn large and nice apt.

carlisle gardens is a nice sub division in Lockport - there are good and bad areas as everyone said. Wheatfield and lewiston are nice areas as well. While agents do work with rentals, most owners chose to do their own, so it would probably be in your best interest to do the work yourselves if you are going to rent, there will be more to chose from!

The only spots you want to avoid in Lockport would be Lockport/Robinson RD, most of the housing east of Transit rd around the Home Depot shopping area, and the homes directly south of the downtown area but only for a few blocks. Most other areas are very nice neighborhoods.

Pendleton isn't bad either, its mostly country though.

Pendleton and the Town of Lockport are part of the Starpoint school district which is a good school. The city of Lockport has its own schools.
