Most of the homes in three local ZIPs are worth more than $250,000; check out the full rundown of WNY’s high-end housing

More than half of all homes in three Western New York neighborhoods are valued at a quarter-million dollars or more, according to new federal statistics.

Topping the regional list is the 14032 ZIP code in Clarence Center, where 63.9 percent of the 2,674 owner-occupied housing units are informally classified as high-end homes, carrying estimated values at or above $250,000.

The runners-up are ZIPs 14051 (East Amherst) at 57.1 percent and 14222 (Buffalo's Elmwood Village) at 54.2 percent.

All of these statistics come from the five-year version of the Census Bureau's 2017 American Community Survey, the current source of official data at the ZIP code level. The ACS was released last month.

Each slide gives the number of housing units that are occupied by their owners, followed by the number and percentage that are valued at or above $250,000. The standings are determined by the latter figure.

Housing units are defined as free-standing houses, duplexes, condominiums, apartments and trailers. The rankings are limited to owner-occupied homes to exclude rental units.

Listed below (in numerical order of ZIPs) are the 100 Western New York ZIP code territories with at least 1,000 owner-occupied units. Each is followed by its percentage of high-end homes, its total number of owner-occupied homes and the Western New York county or counties in which it is located. (If a territory sprawls beyond Western New York's boundaries, the additional counties are not listed, though the statistics from those counties are included.)

A specific ZIP's number of high-end units and its overall rank can only be found in the slideshow.

Western New York includes Allegany, Cattaraugus, Chautauqua, Erie, Genesee, Niagara, Orleans and Wyoming counties.

My five guesses for highest average prices in WNY would've been North Buffalo near Delaware Park, Orchard Park, Clarence Center, Pittsford along Pittsford Victor Rd running toward Bushnell's Basin, and Perinton. Canandaigua, East Amherst, and Webster would get honorable mentions.

My house sold for 240k and it was not in any shape manner or form "high end". I think calling homes over 250k in WNY "high end" is a misnomer. I would think at least 500k would be much closer to the truth. When I think of high end, I think of Orchard Park, Spaulding Lake in Clarence, Nottingham and Middlesex in the City, East Amherst. 250k can get you an average house in Williamsville, Snyder, Eggertsville etc.

You said houses 250k were "high end" in your post. It depends on your definition of "high end". I don't think a 250k house is considered "high end" in WNY. From a subjective viewpoint saying a 250k house in an area where the median is 163,100 is high end is your opinion. High end implies "luxury" which a 250k house in WNY certainly is not.

I didn't say that $250,000 was high end, the Buffalo Business First article used that number.

What I said was that the figure is likely being used in relation to housing prices in the area and the national median figure. That is totally different.
