This is a great thread. At least the city is addressing one minor complaint that people have, that it looks older. Its good to see different buildings getting a makeover.

WOW! nice! i've been looking for some good renderings of the Canal Side project. i remember everyday on the way to school i was watching them fix up the commercial slip, my dad put the Sod in
also i watched them do The Avant from Hutch Tech, that was something to do in that boring Electrical Engineering class

Only in Buffalo would they have a publicly funded parking ramp being
the anchor of a developement. In any other city they have all the business's already lined up before they build anything. But wait, Buffalo's is backwards or depressed, First comes the infostructure and
growth in a target market that can support retail & resturants etc.
You could put a Walden Galleria on the waterfront, Do you think
people are going to drive their from Amherst, Clarence, Lancaster, Op &
Hamburg to go a Barnes & Nobles or Borders that they already have
in their malls, plus pay for parking ?? Their is not the demographics Downtown or in the city to support that kind of retail.
Even if any retail does want to locate to canal side, their is such
complicated & red tape issues, such as retailers & resturants have to
pay thousands & thousands of dollars to Buffalo Niagara inner harbor corp. royalitys for maintance & do advertising & marketing for them.
Plus being so close to the hood on the east side & lower side west
crime infested areas would draw alot of that there that's why the
downtown business's moved out to the suburbs or closed up.
and destroyed the main place mall.

Of course you realize that all of those fees that retailers have to pay to the Harbor Corp are also paid by their suburban locations to the Galleria or McKinley Mall etc. Also, in actuality the Galleria is as close to the hood than is Canalside and probably more accessible to it.
Being a suburbanite myself, I would absolutely go to retail at Canalside - and I am sure I am not that unique. I am sure that there are thousands of others like myself that would shop there.

Definitely from the suburbs, Ontario, and surrounding regions. This is no shack-like development. This is a state-of-the-art district on downtown Buffalo's once famed waterfront, incorporating the most unique features and designs, with endless things to do. The attractions, entertainment, retail, and restaurants will not easily be beat by much of the northeast and southeastern Ontario.
