who said it was a bad neighborhood? You just live differently when you live in the city vs the burbs is all. There is some great old architechure there - just depends on everyones needs and wants in regard to real estate and neighborhoods

That part of the city is great. Cool, old homes. Lots of new and trendy restaurants and shops too. only thing is that then you are in the city school district, and unless you can afford private, City honors and its waiting list is your only hope

CAugust: Yeah i big turn around! lol Well coming from NJ so...lol Just want to be closer to work: Which will be in Springville....
CW1095: Is it walking distance to restaurants/shops? Neighborhood safe? Was thinking of getting a 2unit home & renting other unit since wife will not be working.
Also: How is the neighborhood Orchard Park? It puts me close to Springville, see some nice homes there....

Okay, if you're going to be working in Springville, you're looking at quite a commute. Springville isn't *that* close to Buffalo, and in the winter, you'll be battling heavier snow (the area south of the city tends to get hit harder). Why not live in Springville? Or Ellicottville (which is just south of Springville, and is a ski/resort town)?

What if they want to live in the fun, vibrant city? Maybe any commute around WNY is so short compared to anywhere else in the country that it seems like gold even a 20 minute commute. So, perhaps we could expand our horizons and see what this person really wants in an town/city and what would make the most sense in the context of their job, wants, needs, schools, restaurants, shops, malls, nightlife, etc. What are they truly looking for?

He said he wanted to be closer to Springville. <shrug> Maybe he'll check in and tell us a little more about what he wants.

Orchard Park would be a nice "middle ground". Nice homes, very good schools, taxes are high(you get what you pay for). Closer to Springville and a short jump to downtown Buffalo.

Springville is one heck of a drive from next to Children's hospital.
Springville is cow town, that ride down the 219 would not be fun 6 months out of the year, and would be long every time you make it.
Orchard park is near where I live (West Seneca). The taxes are very high in Orchard Park, and some areas have a bit of snootyness to them in my experiences. Orchard park is an exact 180 of buffalo, its suburban..
There are some great finds in West Seneca, very safe areas, and the taxes are still higher than buffalo, but not as high as orchard park.
