Default Stage Road - Newstead Question

We were looking at some houses on Stage Road in Newstead (14001) and noticed there were at least 10 houses for sale/foreclosed on the small stretch of street. Can anyone tell me about this area; flood plain, road noise from the thruway, etc? Thanks very much in advance!!

No; we have family who built there (Crittenden end). If you are at the Lancaster end, it backs up to a huge quarry. If you are on the south side of Stage, you also might back up to the Thruway ( out by the Crittenden end). Out that way, you also have farms and lots of people build and forget about smells like manure. To my knowledge, it isn't a flood plain. (Ask at the town building dept.) You might consider the fact that those newer homes out there are mostly large and expensive. I don't know where you are looking, but you might be seeing people who overbuilt ( and were beyond their financial ability to pay)

and.... once one home on a street goes into foreclosure that brings down the value of the other homes - its like a domino affect

I don't think that is really valid here. I know one family who had 2 deaths in the family and sold out there. I know a few foreclosures. That area was built low, and boomed and now is going to TRUE value. If the ninnies had subprimes or overbought, then they deserve to lose it.

Sorry, I am practical. We still live in the same house ( 3 br/1 ba ranch) bought in the early 70s and paid LONG ago. You don't overbuy, you pay and the house increase. This is move than worth 7 times what it cost, maybe 8 or 9.

I live on Stage rd near Crittenden, and we love it!! No we are not in forclouser but yes a few of our neigbors are. You don't really notice the thruway noise. We are not on a flood plane. And we Don't smell manure!!! I know one foreclouser was due to a divorce and another is due to unpaid taxes. This is a great place to live! I grew up in Lancaster and then moved to West Seneca and love Newstead the best!!
