As someone who graduated from UB back in '95, and moved back home to L.I., NY reading about how you can get a great home in a great neighborhood/school district for $200K is other worldly. Maybe I should reconsider especially since my company has an office in Buffalo and would likely allow me to keep my salary...
200K will get you a great home... my sister bought a beautiful 3 bedroom in Nth Buffalo, in a great neighborhood for 88k.... she had to take down some ugly wall paper but it was worth it. For your own curiosity check out Gurney Becker Bourne site to see some of the listings- I think you'll be surprised at the quality of homes.

I would highly recommend Clarence. If you need daycare for your infant try Clarence Center Pre school. We have are second of 3 children there now.

First let me make this very clear I am not one of "those Bohemian college pot head kids ". I am a 57 year old woman, grandmother.
My husband and I moved here in January, in the Parkside area. We lived in the Ann Arbor area in Michigan, but grew up in Detroit, and still have family there.
I have no idea what area of Buffalo city you are talking about. Although my husband works in Tonawanda, he has never been harassed by anyone on his way to work. I bike all over the area we live in, up to Hertel and Elmwood, down Main St and other areas. I have never had any problem. I took my Grandchildren to the History Museum, the Naval Park, Delaware Park, and just out walking while they were here for a visit. No problems then either.
We love it here, and it is rather a clean version of NYC. It offers so much and many of it's offerings are free or low cost. I can not believe how people tear this city down..... want a culture shock, my friend? Try visiting Detroit. You just might discover Buffalo is a diamond in the rough.

What about Fort Erie, ON?
Does anyone know anything about Fort Erie, ON as a community to live in? I am investigating a job in downtown Buffalo. Is crossing the bridge in the morning a bear? I'd prefer to live on the Canadian side (no offense to our American friends...)

I LOVE fort erie, but it can be expensive and sometimes yes crossing the border can be a pain, however they have an express pass (nexus) line, that you can apply for a pass for and breeze through.

I have been here over 40 years and never would move back to LI/NYC. The worst offenders to Buffalo have always been born here Buffalonians. You need to be reasonably cautious, just like anywhere, and stay out of ghettoes, but the city is fine in North Buffalo ( I taught there many years, and many more in the east and west sides).... If I had to live in the city, it would be N. Buffalo. OTOH, One of our 2 daughters likes S. Buffalo....
[The person you answered who was complaining of Tonawanda might be complaining about the cops and speeders. They also have a tendency to "check" people who don't look like they belong there to a fault.]

DEFINITELY look in Clarence. Taxes are minisculely lower than Williamsville, but homes are higher priced. Clarence HS edged out Williamsville for the last 2 years. Search Buffalo News for the article. It also states Clarence as Buffalo's wealthiest suburb. (I have no clue how to attach the link)
If you want a home under 2500 sq ft you can definitely get one for under 425k. Anything 3000 sq ft and above, built in the last 10 yrs you will spend 450++ to get something of decent quality that isn't in the boondocks. Clarence has the most expensive homes in the area if you look at Spaulding Lake which has homes up to 3 million...........and now Spaulding Green is being developed which will also have homes 500k and up. And Waterford also has a range of homes from 500k on up.
Best for families with children. Small town feel and you don't get the snow like the south towns. EVERYBODY know everybody so you have to like that........Town sports are great too. A ton to offer.
Williamsville is fabulous too but to me I think has more of a city feel because it is so large. I never know the distinctions between Williamsville, Amherst, Snyder etc are. Also Clarence has one HS so the kids all go to one. Williamsville has more than one.
We relocated here 5 years ago with 4 kids and couldn't be happier.....

I know the area a bit-and if he is gonna work in Buffalo area, East Arora would be a good choice. it is a very nice community,and close enough for a drive to work or college. And for the little one,also.Like one other person said, rent in the area first-it's always a smart thing to do first. Don't buy and then regret it. But- I think you'll be happy there.

It will be better if you rented for the first year. It is impossible to get priced out of the Buffalo housing Market. Do not let any real estate agent pull a scare tactic on you because your an out-of-towner. They might try to tell that values wil go up next year.
Let me tell you. In the buffalo area house values will not go up. And it is possible to spend 150,000 to purchase a house. Only to have its' value depreciate to nothing the next year.

You clearly know very little about anything. I'm sure you enjoy your bubble. I live in the Elmwood area and I'm fairly sure the house I live in is worth more than yours. I purchased four different houses in the Elmwood area four years ago, sold them and made a hefty profit on each. other than the occasional petty crime my neighborhood is pretty safe. It is home to two differnt art festivals, shops, resturants,parks, garden walks, diversity and was voted a top ten best neighborhood to live in in the entire USA.
