Is this area safe?
Hi
I wish to buy a house on Courtland Avenue between Delevan and Genesee street near Pine Lawn cemetery at 25000 $ ,does it worth the investisment,is it a good rental area?

The east side of the city is not a good place to invest. Anywhere near the city line/ between Delevan and Genesse is probably not going to rent for a decent amount and you are likely to get problem tenants

If you like dodging bullets, seeing drug deals go down, dilapitated houses, prostitutes, etc. But hey, I dont like to complain. There is a reason you can buy a house at that corner for 25,000
|

Sorry, but no, that is NOT a good area. Steer clear of the Delevans, West and especially East.

Hi
Thanks for all your replies ,it was a company from uk that sells usa property investor and the guy told me it is the best property he ever had,bla,bla my wife told me not to do a blind investisment now I realise....

stick with someone local, not international investors or out of state investors in any area or any state you are considering buying investment property fyi - remember if its that great a deal, all the agents would have bought it by now - if it sits at a great price - there is a reason!!!!!!!!!!

Hi
I am from Europe(Romania by the way...)and because of the deep falling market here I wished to invest in Buffalo...I heard a rumour...I am not sure that I would even see my property because of the Visa thing...could it be done like that..are there for real 25000 $ properties worth buying and renting,are there true management companies for the long term ...I need advice ..

imho, anything selling or listed at 25k is not worth even reading about online.
There are some areas in Buffalo for 60-80 that are doubles and worth renting in say south buffalo area. North Buffalo has some beautiful sections that get good rents as well, they sell quick and for more money.
If you were to purchase you would need a mangement company most definately, I assume you would be purchasing with cash that would need to be in escrow prior to closing -
ANYONE collecting rents from a management company MUST by law be a licesnsed Real Estate Agent or Broker - ask them for a copy of thier license or just look them up online to see if they really are licensed - many of them are not, I assure you......
I am not against anyone investing in Buffalo, but keep in mind it's more than collecting rents - its upkeep of the property. An investment doesnt end when you close the sale, if you want it to maintain and gain equity, you need to invest time and money into it as well.
