Question about Lockport NY
My family is looking into building a new home in Lockport NY, specifically in the new culdesacs subdivision, located off of Collins Dr., east of Beattie. As we are not from the area, can anyone provide me with some general information regarding this fairly specific area (safety is my main concern, proximity to Buffalo - about 30 min, I think?, restaurants, increasing resale values/desireability, etc.) I appreciate any input. Thanks!

I know someone who lives there and another family who lives a couple streets down. It is safe. The worst part about it is the apartments on Robinson nearby. The drive to downtown Buffalo will take 30mins minimum depending on traffic. There are plenty of restaurants between Transit rd, East and West ave. I always liked Diflippos (spelling), Sunnys for pizza, the Village eatery, Reeds is a good burger joint and Brucettas (spelling again).
Try Zillow to get a good idea of the home prices.
Lockport is somewhat self sufficient with most everything you need right within the city. However Delphi provides alot of the income to the city through taxes and employment. If the plant shut down it would be very bad for Lockport. The city is a very nice place to live either way. You can be in the country within a few minutes, or downtown in about 30.

Very nice area of lockport. It is a "new" area of lockport, that entire street is going to have newer houses as opposed to early 1900's homes that you would find in the city of lockport.
The area is absolutely fine, I wouldn't worry about a thing there. Nice roomy lots, should have lots of room, all the houses are very large and nice.
Find out what the property taxes are. Niagara county is among the highest in the nation, and taxes on a 200k house would be very surprising if you are not from around here.
Where in Buffalo would you be commuting to?
I for one, would not want to make that commute every day.
I lived in Lockport, and commuted to Getzville, and that was about as far as I wanted to go with the traffic on Transit Rd.
Collins Road to downtown buffalo would be 40 minutes each way on a light traffic snow free day. Much more of a grind when the weather gets nasty or there is an accident.
If you are looking for a suburb, and commuting to downtown buffalo, then look at the suburbs south of the city..
West Seneca, Hamburg, Orchard Park, East Aurora if you have the bucks...
That area of lockport is fine, I lived in lockport for two years. Be prepared to drive everywhere, shopping in the Lockport area has limited choices. Off the top of my head, Walmart, Home Depot, Tops Grocery, and a few stripmall type places.
