Default How is Condon ave in riverside? Would appreciate neighbors point of views.

Thinking about purchasing a home in that area.

Well it depends. It is a very racially diverse area, but pretty high crime. I used to work at the HSBC branch on Tonawanda St. and it got robbed about every 3 weeks. It is the most robbed HSBC branch in Buffalo. Housing is quite reasonable, but you will see TONS of thefts and burglaries in that area. Not as many shootings as other places, but still high crime.

The good thing about that area is that it is close by to a lot of Buffalo, you can pretty much walk to downtown from there, and there are all the amenities that you would need.

I personally wouldn't recommend that location, I honestly think that University Heights would be a better place. Less crime, but probably more police and more noise since it is near a big college.

Avoid anything in the Riverside area unless you've learned how to sleep with one eye open.

Yes that one. I'm surprised that it is over 85% white. There seemed to be tons of Puerto Ricans, Mexicans, and blacks when I worked there. I would have guessed 60% white. Although, I worked in Black Rock (which I think is actually where Condon is, not Riverside - it is close) so that area might be more black/ Hispanic.

I remember when I was working there last year, three old guys got into a big fight (I'd say they were 65-80). The two white guys caned a black guy, it made the news. And I'm sure alot of people reading this are saying, "yep, that sounds pretty much like Riverside."

The 89% figure is from the 2000 census. I suspect it's changed some since then. However, I also suspect that Riverside appears more diverse (as you walk down the street) than it really is.

Condon is definitely in Riverside, runs parallel to T-Street near Esser. Very close to the park. I think it's a pretty nice street but I haven't been over there in awhile.
