Clarence NY?
Hi,
We are retired and looking at a Senior Manufactured Home Community called Rock Oak West in Clarence. Can anyone tell us about this place? Looks nice from the information we got. Also would like to know about the Clarence area, the good and the bad. Is it close to shopping, hospitals, etc?

Just an FYI - Clarence is probably the safest suburb of Buffalo. Albeit a plane crash every once in a while, there really isn't any crime to be aware of.
To my knowledge, the east side of part of Transit Road is in Clarence, which is basically the retail center of the region at this point. Millard Filmore Suburban Hospital borders Williamsville and Clarence, so hospitals and shopping should be very close to where you will be residing. Clarence is also the wealthiest of Buffalo suburbs, and the only suburb that is actually considerably growing in Western New York. I hope all goes well in your new Senior Home Community, let us know what you think.

Many of the hockey players live in the area as well, it is very wealthy.

Very nice area, not exactly where Buffalian4Life said it was, but not too far from there.
It depends on what you are looking for in shopping, you have drug stores, and gas stations all around for little errands, as well a couple grocery stores within about 5 miles. You also have a nice Wal Mart about 5 miles in the other direction.
You don't really need to worry about crime there, it's not rural, but it's not urban.
Your closest hospital is Millard Filmore Suburban, which is a very good trauma hospital, if you had something very serious, like a heart attack or a stroke, you would likely get transfered to Buffalo General hospital.
One thing to remember, is that we do have winter here. So it get cold, if you can't take 10 degrees, stay away. I'd imagine that snow shoveling would be included in a place like that, but it is something that you need to deal with. It's not bad like people say.
One thing to consider are the tax implications of moving here. Unless you are from NY, you will likely be shocked by the very high taxes. I would look into that if I was you. If you can deal with the snow, and taxes, I think you;ll find this area very good to you.

very cold yes, snow is very hard on old people in Buffalo -they live close to Wegmans on transit so they could walk if they had to...mother's friend has fallen like three times in the winters cuz nobody shovels and the parking lots are like skating rinks..just be prepared to wear long underwear til mid july if you're over 65...bflo ...where the early girl tomato plants come to die...

I have a client purchasing a home there - I dont think you pay taxes there do you? Its a manufactured home community and you pay an hoa - I drove through, it looks nice enough and it is local to a number of stores and shopping by car within minutes - enjoy!!!!!!

Rock oak is right next door to the Post Office, a bank and the State Police. Another bank is down the other way going east. I think it is convenient and w/the troopers, safe. dash's market is on Main,not far away. Excellent food store. Federal Meats is close. Also a good dry cleaner on Main near Federal. Main will take you to Main & Transit, and that goes to major stores: mall, supermarket up the road, etc. Clarence has some town facility on Main ( help me here, Clarence guys - the big white building behind the historical museum). Lots more around: Walgreen's and RiteAid, but alos a small pharmacy and lots of small businesses.
