What can I expect to pay for some rural land near Burlington? I am only seeking a few acres that is mostly forested.

I don't think there is any, but I may have different ideas on what constitutes rural, and the closest thing to Burlington I'd say is truly rural is Buel's Gore, and it's not particularly close if you must commute each day. Everything about Burlington is suburban style sprawl and very overpriced IMHO. You're probably talking several thousand per acre for anything close to Burlington.

I agree.

Let's see......figure even in Chesterfield a 5 acre lot is about $20-25K, it all depends on how far from B-ton and how much land and what you feel is pricey.

Of course in Shelburne or Fairfax you are looking at $180-250K for a house lot, and then probably $20-30K in new trees you need to plant and about 30 years to return it to forest

The town the closest to Burlington that would have the appearance of rural land would be Colchester. Several areas of town have a very rural feel (large plots of land, dirt roads, farms, etc). The area around Colchester Pond, Middle Rd off Main St, most of the area near Milton or the Sandbar. Areas further out can be more rural, but when you are talking 10-15 minutes, Colchester is about as rural as it gets. Just look at Google Earth and a picture is worth a thousand words.

The closer you are, the more you have to pay. This is true.

How close are we talking? I see lots that size going for 80-150K. I think I saw one in Jericho awhile back for 50K though.

While I would consider Jericho commuting distance, it's 30+ min. out of Burlington. You could take the interstate and be much further out and time wise be closer.

We're looking at either buying or building and have found some wonderful, rural locales in the Middle RD and Red Rock areas of Colchester. I'm sure there are more, we're still sorta new to the area.
