In our case, yes. But that's because we were in on the ground floor, largely due to the fact that my wife was a financial officer in the company starting it. We had some buy-in as well as some sweat equity.
That being said, there are plenty of publicly-traded REITs out there where you can invest. But you really need to understand the real estate market before you get into it (Actually pretty good advice for any investment. Don't put your money into a business you don't understand). For example, I would hesitate before putting any money into REITs that specialize in multifamily or retail. Retail is undergoing a shakeout due to the collapse of larger chains such as Sears, etc. Meanwhile, multifamily has been completely overbuilt in many markets. So while multifamily might be a good long-term buy, short term will be problematic.
I trade stocks (i dont day trade). some would say its non passive but i only spend few minutes a day checking on my stocks. I average about 75-100k per year.
I am pretty sure the IRS does not consider that 'non-passive'.
Therefore you do not get the non-passive benefits from it.
