Default Contractors License

Hi,
Me and my husband want to start a business involving home building. We would not "build" the houses, we would be responsible in finding the certified builders to build them, and then selling most of them. Do we need a contractors license, although we wouldn't do the actual work such as putting the foundation etc.? Thank you very much.

You can build houses and resale them. Not a great time to try. The market is flooded now.

We do understand about the market. Although where we are at, in New Mexico, prices of building houses are cheaper now. So you think that we can build houses and resale them without contractor's license?

It would be OK in Michigan. I would not buy a new house from you. All the warranties would be gone before the house was lived in. I only warranty to the original owner.

Check with your local government office, they will know what kind of licensing and permits you will need. These things vary from state to state.

The advantage of a contractor's license is you build with other people's money. That way the home is theirs in the beginning. Then you hire your subs, the warranties are the home owners.

We have seen contractor licenses for people with a specific trade, but we don't know is there a general contractor license, without requiring you to be of specific trade. Thanks anyway.
