Starting up a foreclosure clean out business....
I am starting up a forclosure clean out business and am wondering how to "bid" for the properties. I know a lot of people have started these businesses, so I am hoping some of you will send me an example of a bid you might submit to your client for basic cleaning up of the property. No major construction, just mostly hauling out the trash, changing the locks and cleaning it up for the bank to sell. Anything anyone can provide would be greatly appreciated! THANKS!!

Have you done a search online? I'm sure you can find just about everything you need and examples of bids - I did one for you - click here for the google results. I would beware of the first one which is trying to sell you an eBook - you can find the information for free.
You should probably also get a website set up just so you can show how you're different from your competition. This can be pretty easy - you can use a do it yourself system like pageBuzz.com. But, this way, those who are considering you can go online and check out what you're all about.

To bid on the properties, you are going to want to get a copy of the hud guideline tables, most of the banks closely follow the hud guideline pricing tables. I got a copy of them at this website, actually they give them to you when you order the foreclosure cleanup training guide. I'm not sure about the whole start-up process, but one thing that may help you get more business is to also include lawn maintenance as an added service. A lot of REOs stay on the market for a while now, and that would give you recurring income from some of the properties.
The place I use typically starts around $350-500 for a trashout, rekey, and basic cleaning, including carpet shampooing]. They also offer monthly packages for lawn mowing & extras like gutter cleaning, pressure washing, and even packing & moving services. I'm not sure if you have the manpower to do this, or would be interested, but they get the extra help by partnering with the United Way to provide temp jobs for some of their people in transitional housing.
