Hi guys, I will move to Calgary within a few months. I plan on opening a fine "ethnic" grocery store in the city next year. But I have a hard time finding the average cost per month of renting a small or middle sized place in the city. Im sure it depends on the area, so if you have any information, it will really help me to prepare myself

That is impossible to answer - as you mentioned, will depend a TON on the size and location. The rental market for commercial and residential is very tight so it won't be cheap. You might want to look at a couple of the larger commercial real estate broker sites to get an idea....or better yet, give one of the agents a call:

What ethnicity? You'll find the market highly competitive, as there have been high quality specialty stores going back as far as I can remember, and that's into the 70's, when Calgary was under 200K people.

Hi, for the ethnicity, it will be an african and caribbean grocery store. I don t mind the competition at all. Competition is good. What I plan on offering is not offered yet.

Therein lies the quandary. The market is well developed and serviced, but you're going to offer something that isn't available. Now, is it not offered because there's no demand, or because no one has thought of it yet?

The market is not well developed in Calgary for the type of grocery store that I want to open. Also, in the food business, if you haven't tried something, you can never know if there will be a demand for it or not. It is not a science, you propose something and you see if people like it or not. But if what you offer is good (taste and nutriments), and you know how to market it, there will be a demand. Im 100% sure of that. People like tasty and healthy food. And they are always hungry. I might seem too confident but Im sure it will work out well because I will only sell quality food and I will be patient. Members of my family as well as friends of mine own "ethnic" grocery stores in Canada, and I was around them a lot, so I know the business a bit. Even in a city that already has many, lets say african/caribbean stores, it s still highly profitable if you find the right space on the right street. Sometimes there are even 4 stores of the same cultural community on a single street, and there are all profitable, because it is ... food.
I just need to know my costs before I start. Like for example, I won t be able to have an employee before I start making profits because the rent will be so high. Im more concerned with cost related issues and other practical issues. This is the reason why I started this thread.

The original Somalian store has just moved to a place four times it's size on 17th.
That's Forest Lawn. You'll find the Caribbean and African stores there.
Also, aside for the huge lease fees in the new areas, those new areas are simply designed
as much for keeping independents OUT as allowing franchises IN. (Think the Remington development)

There is also re-development money going into Forest Lawn NOW. You could get some of that development money as long as you plan on being very legitimate. The whole area is qualified on that line.
