The entire Valley is infested with gangbangers, drugdealers and thugs so be prepared to look for a while, just being honest!

Disregard the above post. Tracy is a nice little town that has a suburban feel to it. There are many nice neighborhoods - many with newer homes. Go for it

I don't live in Tracy but drive through town once in a while - sometimes to go to the outlet mall there Prime Outlets of Tracy CA, Tracy, CA , but I'm not familiar with the apartment situation. The western part of town seems newer with newer homes and shopping. The original downtown area, while old, is nice but there isn't much to see there.

San Francisco (assuming the traffic on I-580 isn't bad) is about an hour or less away. Dublin without traffic is about 20 minutes away. I-580 is bad in the morning going westbound towards San Francisco and bad in the afternoon going going eastbound.

My buddy lived in Tracy, and from what I saw the town was pretty nice. No gangbangers that I could see, although I don't go looking for that sort of thing...

Yep! I don't care how low the rent it, I'd decidedly avoid Deuel Vocational Institution aka: The Gladiator School. Very bad neighborhood inside those walls.
