I think Caliornia is over rated. High unemployment, high housing costs, high crime rates and overcrowded highways and cities. I left there a few years ago and really dont miss it. I am making Califonia wages in a state with half the costs and own a home on 12 acres in the ozarks of Missouri thats near fishing and boating. My property taxes for the home $376 per year. I will never live back in California.

its been a while since i posted, my family was hit by the economy, i'm going to be stuck in oklahoma for a looong while. i'm now the head of household and taking over the bills. so my dreams of moving to california is gone for now.

IMO, and this is from someone who's lived in three metro areas in the state (SF, LA and Sac). Sacramento is the most value for your money in California, especially after the crash. It is very affordable for California. $200,000 can get you into a small 3 bed 2 bath home in a decent area. Median home price is $170K. At the same time, Sacramento has an interesting urban core and has culture/restaurants/nightlife that many of the other affordable valley cities don't. Plus, it's the capitol.

You can also easily rent a 2 bed apt here for $900 or so.
