Westlake Village, CA
Is the temperature in WLV similar to that of Thousand Oaks and Newbury Park? I've read that TO & NB has less smog and a 10 degree difference than other cities, but is that true for WLV? Considering moving there with the family, like the info on community, schools, etc., but NOT interested in excessive heat like in San Fernando Valley, etc.
Please help!

NB, TO, and Westlake are all within a couple miles of each other and their weather is exactly the same. The weather (in the Conejo Valley) is about ten degrees cooler than the SFV in summer. Actually, Newbury Park is part of Thousand Oaks.
Just for clarification: Westlake Village exists only in Los Angeles County. Although the community straddles both sides of the Los Angeles/Ventura County line, that portion of the community that is in Ventura County is Thousand Oaks. The county line runs right through the middle of the Westlake Lake.

All three are excellent places to raise kids. If Newbury Park consider Dos Vientos. I lived in Lang Ranch and my oldest went to Lang Ranch Elementary. Excellent school. Westlake High, Agoura High (my wife went there), TO High are all outstanding. Calabasas is also excellent. Newbury Park is going to be an extra 10-15 minutes (Dos Vientos especially) further away from jobs in the valley or east should you be commuting on the 101. Consider all three, find the right home for you and your commute. Be aware the eastbound 101 (and just about every freeway is too) is really bad after about 7AM

What they told us in high school was, "TO rules, NP drools".
Sorry, no bearing on the subject but I can only see so many TO, NP, and WLV before I have flashbacks.

I grew up in Thousand Oaks. If I moved back to the area I would choose Westlake Village. But all 3 cities are excellent. They are the same weather wise and all 3 are very safe. But believe or not there is a different flavor to all three of these choices and I prefer Westlake.
In order of the the 3 choices I would pick first, second then third
1) Westlake Village
2) Thousand Oaks
3) Newbury Park

IMO, Westlake Village is the nicest.
I agree with Roma's ranking above, with TO second and NP third. Looking at it objectively, I think most people would. But they're not really all that different-- WLV is probably just a tad more affluent.

Thanks so much. Any neighborhoods in WLV that you recommend?? I've looked on mls and realtor.com and I am comfortable with the pricing (except for the double digit million dollar price tag!).
