Lived in the Newbury Park of T.O. for 30 years. So sorry I moved. U can get a 3/2 house for $525 right now. Skip Oxnard. Camarillo is $600K, but u can find Ventura for $500k plus. Pick Newbury Park, a great place to live with excellent hosiptals, doctors, restraunts, schools and a ton of stores. Its getting a brand new Nordstroms as we speak. Its only 15 minutes to Malibu and the beach with cool ocean breezes. Buy now, during the slump.

Default Amgen's loss is your gain,but skip forclosures

2200 people leaving Amgen is certainly going to hurt Thousand Oaks, but Amgen is not just in T.O. Contact Pat Helton at Coldwell Banker. She is the best realtor to take care of u. If u think the housing prices r too high, you should think of the property taxes, auto & home insurance. Ou governor like realy lavish trips all over the world and we pay for them. Property tax will be about $5500 per year, cars about 1700+ per year, and home insurance above $1200 per year... and food ain't cheap. Gas is $2.81 right now, but soon back to $ 3.30. I'd stay in GA. 2 many illegals here.

Makes sense to me.

A lot of "ifs" though. Where to work? Mugu? Hueneme? Conejo Valley? Oxnard plain? Not bad.

SFV? LA? Traffic concerns.

I live in Thousand Oaks and its a great place to live. Yes, it is expensive, but you done necessarily have to buy a house right away. I'd suggest renting until you find the area that YOU like best & then buy something there. Prices are going down, and I doubt we've seen the bottom of the market yet - so you could take a few months (or more?) to check out the area.

I would definitely stay away from Oxnard and Pt. Hueneme, they are not the safest areas. Actually, there are parts of TO, NP, Camarillo and Ventura to avoid, too.

Call the local police dept. and ask about crime in any certain neighborhood prior to renting/buying. Most places in Ventura County are safe and wonderful, but there are areas to avoid.

Commuting to Oxnard from Conejo Valley (TO, NP, Westlake) wouldn't be bad. It'd be going the opposite way as the traffic.

I've seen many very nice places going to auction and the banks are taking them back over in very expensive neighborhoods. Even where I live. Starter homes here are 600k. Most nice homes sell for 850 - 1.5k. There are many on the market for 2mil up to 6mil. I can find nice properties going to auction for 200k and up.
