Hold your horses.
Are these numbers really that bad? No way.
These are two very healthy communities. Think about it. Are these numbers normalized?
Are
135 pre-Foreclosures
40 going to auction
73 Bank Repos
bad numbers considering TO's 100K population?
Same for Simi and its 100K population:
Simi
303 pre-Foreclosures
105 going to auction
132 Bank Repos

[quote=sahara910;1287454]We live in a suburb of Atlanta... My husband already has an office in Thousand Oaks.. but looks like they will set up the main office in Oxnard.. I need to look for homes. Where are the nice suburbs located? (Good Schools both private and public) decent shopping etc....
Sahara910-
If your husband has an office in TO and is setting up one in OX, then a good choice for you would be Camarillo. It is located right between the two cities. Camarillo is a very family friendly town with good shopping(outlets stores) and a good variety between public, private and charter schools. Housing can be found from the low 500's on up into the millions. It also has a great climate. Not as hot as Thousand Oaks and it does not get the fog clouds that both Oxnard and Ventura get. There is also the new university in Camarillo which has brought a great new dynamic to the city.

Lol, yep, anything would have been a step up from the former mental hospital that CSUCI is built on.

Try Ojai
You might like Ojai (just 15 minutes inland from Ventura). It's smaller and quiter but has alot to offer. People actually stop for you to cross the street unlike other areas nearby. We've lived here for the past 13 years and after coming from Oxnard (beach area) we wouldn't live any place else.

Look towards the beach - out towards Channel Islands.

Moving to areas unknown
Okay I'm jumping into this discussion. My husband just got a job in Thousand Oaks, we both grew up in California so no surprises on home prices here. My question is this: is there anywhere near there where there is some cultural diversity? Where we could walk to restaurants, nightlife, art galleries, theater, live music, and hopefully not live in a cookie-cutter style home, that looks like everyone else's on the block? Does anywhere like this exist? We are young, have no children, and will be earning a good living.

Yes, Sherman Oaks, Ojai, Topanga, ...there are probably more but those are three I thought of in fifteen seconds....
