Default Mobile-home on own land-friendly locations in North-Mid CA at above 1510 ft?

I know my question may sound very generic... but I need some basic advice. I decided to buy land with utilities connected in North or Mid CA at above 1500 feet elevation (1500-3000--wooded land/shade/conifers, may be oaks, not shrub). Needs to be within at most 3.5 hour drive from SF Bay. I'm in-love with mid-elevation land, and many places are beautiful--an d want to be where there's only little snow in winter.

The thing is that I plan to put an old mobile/RV home on land first, and later build a small log cabin. Want it be a weekend home for me, and later possibly all-week home with some goats and birds on land. As I can't afford to build right now, I'd have to put an RV on it for now. I understand that not every county/city/HOA are friendly towards that stuff and want you to build a big home sometimes (my friend run into this problem and is selling the land now). So, what are areas that are friendly towards stuff like that and don't bother much with what kind of dwelling you put on your land?

I'm open to various inexpensive land areas West of freeway 49, a little b

Doesn't it make sense to find the area(s) that you like best and then contact the counties zoning board?

Very little of the land west of highway 49 is above 1500'. (It's definitely NOT a freeway) I know a guy who has had his trailer on a piece of land here in Calaveras county for years and it hasn't been an issue for anyone. His recreational trailer is hooked up to an approved septic system. PM me with an email address.

Most of the Mother Lode or Gold Country counties will get you to the Bay Area in the time frame you prefer. Most also have a great deal of acreage that either have an existing mobile/manufactured home on them or are zoned for it. Its a common thing in that area. Find a good realtor, give them your specific requirements and put them to work finding appropriate properties. My parents lived at 2700 ft in a town called Midpines in Mariposa County. We had a bit of snow a couple times during the winter, but it wasn't common. Usually it just rained. Many of our neighbors had mobile homes and the property that my parents bought (10 acres) had one on it prior to them purchasing it. We were about 3 hours in good traffic from San Francisco.

Love Midpines! Glad to hear it's not too snowy there.

Major plus is that it's so close to Yosemite, just a short drive from Yosemite Valley.
I thought, though, it was 4-5 hours from SF (because I remember how it took me 4.5 hours to get to Sacramento from Yosemite route 120 exit).

The thing with realtors (and that's why I'm asking for advice here) is that there're many counties and regions spanning 1500-3000ft belt in CA--most realtors only work with a narrow local area, especially when a low-cost property is involved. So, I'm trying to narrow it down.

I'm sorry, I meant EAST of course--unable to edit my post. 49 is at about 1000ft on average I think...

Much depends on traffic of course and where in SF you are going. But if you google map Midpines the drive is 173 miles in ~ 3 hours 23 minutes.

Another consideration in going more toward Sacramento/Tahoe possiby Grass Valley. That drive is a little closer to SF at 144 miles in ~ 2 hours 40 minutes.

And then there are the towns in between such as Sonora which is the closest at 133 miles in ~ 2 hours 30 minutes.

Check this one out in Grass Valley which comes with a trailer: http://goldcountry.craigslist.org/reo/2617621419.html (broken link)

This one looks nice as well: http://goldcountry.craigslist.org/reo/2611810318.html (broken link)

My car is a slow uphill drive so any google driving time doesn't apply when uphill is involved... Grass Valley has nice vegetation around and a few Ponderosa pines, so I'd consider that area. Sonora is a charming country, but a little too dry for me.
