Modesto is fine (particularly North Modesto). Its much better than Stockton or Tracy. Oakdale is better than any of them in my opinion (I lived there for years). If you have kids, that's the town to raise them in (plus its only about 20-25 minutes from Modesto - easy commute).

I don't know how the schools are in this area- I surmise not the best but..., the only place I would ever consider living in Modesto would be in the old central part. The newer housing tracts and neighborhoods (like in all cities) are going to be absolutely miserable to live in and never have any value as a newer tract will just go in down the street in a few years.

Check out my post about "everybody hating on Modesto"

Good Luck, every city has good parts and horrible parts and its up to you to choose where and how to live to try to create the best life you can where you find yourself.

You couldn't pay me enough to live in Modesto. I've never lived there, so maybe some that have can write, But I've spent lots of time there and driven through it for years. I'd also say the commute is not easy. Overall, Stockton is probably worse, though Stockton does have some nice areas, whereas I've never seen one in Modesto. I don't think Tracy or Manteca are all that bad... you'd have to research it. Maybe Turlock? I have an old college buddy living there and he likes it. Might some some hidden pockets in Oakdale or Ripon.

Try Oakdale for a small town feel. As a poster earlier said, the only part of modesto I would ever live in would be the central part simply because the architecture there is gorgeous, but the downside is just too many homeless and crime.

The Bay Area is huge. Commute times vary, however from Modesto to the BART station in Pleasonton/Dublin will run you about 90 minutes to 2 hours during typical morning peak (5 to 9am) and evening will run around the same. During weekends or off-peak, I could get there in 45 minutes. That says enough.

my parents commuted from the modesto area to the bay for 10 years. the commute was long and exhausting for them. i don't know how they were able to manage it. my parents didn't do as much commuting because one of my parents started having health problems so they started carpooling.

the commute is possible, but it gets tiring because you would have to leave really early in the morning to beat rush hour and probably come back late at night. traffic is unavoidable when it comes to the bay area, but timing is key. you might want to look at carpooling too if get the chance.

the central valley has some great deals on houses, but commuting might make you want to look at cities that are closer on the highway. the cities you listed all sound pretty good and each have their qualities about them. i think you might want to go there to see which you like the best.

good luck.

Manteca, Ripon, Escalon, Riverbank- all better than living in Modesto.

Default Moving to Modesto

I grew up in Modesto. Where are you coming from? The central California valley is full of people, many races, much crime and poverty. I would say the standard of living (quality of life) has dropped considerably over the years. You can find places to live in Modesto that are better than others - like most places - you will need to look around. Avoid the west side and the area around the airport. Commuting can be tedious from Modesto to anywhere. The freeways have become very congested. The closer you live to work the better.
