Like most of California, if you stay on the right side of town, you'll be ok. Riverbank has a gang problem.

You're right Terrain is important. We lived in Manteca for years not far from Modesto. Lodi area too along the delta. Finally moved to valley springs also about an hour from Modesto...but it is rolling hills with oak trees and small towns. Love it. I was so tired of flat land, corn fields and crowded areas like Modesto and Stockton.

Houses are coming down in price. Will most likely continue to drop through winter. But still pretty expensive. Like the rest of CA. I know I've been working on a real estate magazine and I have been dropping the prices for realtors any where from 10,000 - 40,000...even dropped one down a whole million

It may be a buyers market for a while...but the market always goes back up. Only lost money on, one house out of five, in 26 years. I guess I should say "knock on wood"

Hoping to move to Idaho in the next year or two when the market goes back up here.

Default What is steering you to Riverbank?

Because I think Oakdale offers more options if you need to be in that particular area. Oakdale has been growing fast, but it still has some small town feel to it. It, like a lot of other valley towns, is starting to be a bedroom community for Bay Area commuters. My sister- and brother-in-law have lived there for about 15 years and are very comfortable there; they moved there from Sacramento. It has good shopping (my sis-in-law is a shopping pro) and a good variety of housing. Don't know anything about schools. It also has a terrific rodeo, and fun places to explore with a short drive, like Jamestown, Sonora, and Yosemite.

Oakdale?? Has good shopping. Are you talking the Oakdale on hwy 120 I think it was, in CA on the way to Yosemite???? Just curious.

Hi shades of Ohio (Chris)...Yes that's the Oakdale palominogal is referring to on her posting... Off Hwy 120 on the to Yosemite... I live in Ripon few miles down the rode... Ripon is the best little town (pop 12,000) to live in this entire area... No gangs here...pricey but that's the price one must pay to keep certain element out of town... and good police enforcement.

My wife and I raised our children in Oakdale over a 20 year time and just moved into Waterford. Oakdale is a safe and sane place to raise children. Many churches and civic minded people. We are selling our house now. House was built in 1910 (American Craftsman). Housing market prices for 3br 2bath 1900 sq ft+ are running high 300,000's to mid 400,000. We have not been able to sell our house yet. Would like find buyer or renter. Are you interested?
