My husband and I are originally from the Bay Area but moved to Vancouver, WA.... three years later we want to move back to sunny California.

We are looking for a piece of land approx. 10 mostly flat acres or more (some rolling okay) with a nice house in California within a price range of less than $350,000.... I know, maybe impossible. We found a few home in the Cottonwood area. How is the Cottonwood area? We want lots of trees on the property and possibly a greenbelt in the back with mountain views.

I've read several post about living in Redding, CA but what about Cottonwood?

Any other areas maybe in a higher elevation at approx. 1200 ft?

Any help would be much appreciated .

You better like HOT Pick up a sunset western garden book, anywhere in zone 7 is a pleasant place to live and probably has what you're looking for real estate wise. I think you can find property that meets your specification in Calaveras County. Google calaveras county mls.

Thumbs up Cottonwood fits

I really think Cottonwood would fit your bill. I've lived in Redding for the last 11 years and have seen just what you have described in Cottonwood. Yes it does get hot here in the summer but it also cools off in the evenings unlike other parts of CA that have hot summers. PLUS we get to enjoy the beauties of all of the four seasons and have the recreation available to take advantage. Summer is only a small part of this great area with access to all the recreation.

We loved the Butte Valley/Paradise area also but there is no acreage in Paradise and in Butte Valley everything is over $500k for 5 acres or more.

Thank you Tchris - We believe Cottonwood would be a good fit also. Yes ... hot but at least there won't be rain 300 days of the year . We just need more blue sky's for our garden to enjoy the sun .

My aunt moved there a couple years ago from the Bay Area. It is a very small community near Redding with rolling hills and maybe flat land too (I know there is flat land nearby at least). You can definitely get a lot for your money there compared to other parts of California, as far as the weather, it is not at all the typical California climate but in comparison to other regions, I would imagine the weather is still good. It gets colder there in the winter and rains a bit more than further south and in the summer it gets 100+ degrees everyday, it seems like a decent place if you want to be away from other people as it seems like people keep to themselves from what I can tell up there.

Default Cottonwood alternative

Have you investigated Round Mountain or Burney?
We have a 3000 Sq Ft beautiful home up there, about 24 miles from Redding, sitting on 5 acres with a creek running through the property. It's quiet, peaceful (with the exception of the rooster next door) and beautiful. The house is completely energy efficient and has a pump house with a reverse osmosis water filtering system, filtering water from a well.
This house is very upscale for the area as many of the neighbors live in houses that look more like shacks.
Right now it isn't for sale but it is for rent. It is currently being appraised.
I just know I would live there in a minute if the job market there were better!
We've been putting alot of work into remodeling to get ready for potential renters who want to take good care of it. I am hoping that some really nice couple will move in, rent it and fall in love with it and maybe eventually discuss purchasing it.

You will LOVE Cottonwood,CA. Very charming. Very green because of the Anderson -Cottonwood irrigation district. Lots of trees. Incredible home prices-great value. Small town feel. Check out FB sites Friends of Lake California and Fans of Cottonwood for more local flavor!
