Didn't read the whole thread but if it hasn't been mentioned: Northern Nevada.

4-5 hour drive from most of the Bay Area. Check out rural areas outside of Carson City. Land should be affordable. Don't know about fishing and hunting but I'm sure they have it. Pyramid Lake isn't far from Reno/Carson and there may be fishing there I can't say. Nevada has looser gun laws as everyone knows.

Weellll, sort of. Silver Springs is cheap, for good reason. There is fishing in the Carson River and Lahontan reservoir, but, you are advised not to eat the fish, mercury, thousands of tons dumped into the river in the Gold Smelting heyday.

Pyramid Lake has really big trout (did you read about the 28 pounder just pulled from Tahoe) Lahontan Cuthroat, but you cannot buy land there, it is on the Paiute Rez. One of my and my wife's ranches, 190 acres is on the ridge between Pyramid and Palomino Valley, one needs 4x4 to get to it, and you can't drive to it in winter.

The land doesn't fit every one, one must like a little desolation, and PJ's
